Investment Philosophy

We will seek to provide our investors with stable and predictable income along with the potential for long-term value increases. We will accomplish these goals by applying the following investment criteria:

  • We will purchase properties that are subject to net leases, whereby the tenant is typically responsible for all expenses associated with the use or occupancy of the property, including operating expenses, taxes and insurance.
  • Our leases generally have terms of 10 years or longer.
  • Our properties and tenants will be diversified across industry segments, locations and credit quality.
  • We will seek to provide equity returns with the security of fixed-income assets.
  • We will select only those properties that we feel offer superior appreciation potential.
  • Many of our properties will provide for income growth through periodic rent increases.
  • We will employ a rigorous credit underwriting process giving us a deep understanding of the financial strength of each corporate tenant.
  • Each acquisition will undergo a thorough evaluation process to ensure compliance with all legal, regulatory and governmental requirements.
