American Realty Capital Trust, Inc. ("ARCT") is a newly organized Maryland corporation that intends to qualify as a real estate investment trust beginning in the taxable year ending December 31, 2008. We will invest primarily in freestanding, single-tenant retail properties net leased long-term to investment grade and other creditworthy tenants throughout the United States and Puerto Rico. This investment strategy generates predictable income and should result in value increases while providing stability during times of short-term market volatility. We will use our Advisors' expertise in real estate and finance to acquire a diversified portfolio of properties providing competitive risk-adjusted returns.

We will attempt to create value for our tenants through specific lease structures not offered by other real estate buyers. The REIT's advisor, American Realty Capital Advisors ("the Advisors"), has experience in structuring operating leases as well as incorporating specific tenant requirements. Our Advisors' experience affords tenants the opportunity to create flexibility not found in traditional sale-leaseback transactions. This, in turn, will provide American Realty Capital Trust with opportunities not readily available in the marketplace.

Through our understanding of the debt capital markets and our close relationships with the general lending industry, American Realty Capital Trust will be able match each investment opportunity with the appropriate borrowing source and financing structure. Our due diligence team is made up of very experienced real estate professionals. Our rigorous evaluation processes, coupled with institutional underwriting disciplines, ensure that American Realty Capital Trust will buy only the highest quality and lowest risk real estate, thus meeting our stated investment goals.
