Acquisition Criteria

American Realty Capital searches nationwide to identify investment opportunities which will generate stable and predictable income for American Realty Capital Trust, Inc.

Our portfolio will largely be comprised of properties with the following characteristics:

• Well-located, free-standing, single-tenant buildings
• Real estate leased primarily to prominent, nationwide retail tenants, including but not limited to convenience stores, drug stores and restaurant properties
• Long-term leases (generally 10 years or more) with investment grade and other creditworthy tenants
• Diversified by geographical location and by type and size of property
• NNN or NN leases, whereby the tenant is responsible for the property’s operating expenses, including but not limited to real estate taxes, utilities, insurance and building repairs
• Properties offered free and clear of existing debt and properties with existing debt are acceptable
• Locations throughout the United States and Puerto Rico
