ARC Income Properties II is an income note program whose net proceeds were used to acquire and pay related expenses for a portfolio of 50 bank branches triple-net leased to PNC Bank. The properties are leased for a primary term of ten years with a 10% rent increase after 5 years, and are further subject to a mortgage loan of approximately $33.3 million. American Realty Capital expects to pay interest on the notes currently from rents paid by PNC Bank, and to repay the principal amount of the notes by raising equity through its affiliated broker-dealer.
