INVESTMENT PHILOSOPHY

American Realty Capital primarily invests in single-tenant, freestanding properties throughout the United States, that are net leased on a long-term basis to investment-grade and other creditworthy tenants. In doing so, we seek to provide our investors with stable and predictable income along with the potential for long-term value increases. We will accomplish these goals by applying the following investment criteria:

• We primarily purchase properties that are subject to net leases, whereby the tenant is typically responsible for all expenses associated with the use or occupancy of the property, including operating expenses, taxes and insurance.
• Our leases generally have terms of 10 years or longer.
• We seek to diversify our properties and tenants across industry segments, locations and credit quality.
• We seek to provide equity returns with the security of fixed-income assets.
• We select only those properties that we feel offer superior appreciation potential.
• Many of our properties provide for income growth through periodic rent increases.
• We employ a rigorous credit underwriting process giving us a deep understanding of the financial strength of each corporate tenant.
• Each acquisition undergoes a thorough evaluation process to ensure compliance with all legal, regulatory and governmental requirements.
